The Future of Phoenix
10K/Sun Valley consists of 13,282 acres of pristine Sonoran desert located on the far edge of the Phoenix metropolitan area, in the town of Buckeye, Arizona. The property is a "next-cycle" development with initial housing development likely to occur in 2003 - 2004.
The property is bisected by the Sun Valley Parkway, a six lane transportation corridor that provides direct access to Interstate 10 on the south and Bell Road - the primary East/West arterial through the North Phoenix metropolitan area.
The 10K/Sun Valley Area Plan has been approved by the City of Buckeye. At build out, the project will potentially have over 38,000 residential dwelling units as well as commercial and industrial sites, school sites, parks and open space.
The developer worked with a team of architects and engineers to design a project different from the sprawl of non-integrated, free standing subdivisions typical of urban fringe. Phase One was designed to incorporate schools and commercial activities as well as recreational amenities to provide services, jobs, and recreation to the future residents of the community.
Just north of the 10K/Sun Valley property, the Lyle Anderson Company acquired approximately 10,000 acres which will be developed into an upscale, highly amenitized golf course community. Lyle Anderson has earned a world wide reputation as a developer of outstanding golf course communities including Desert Highlands, in Scottsdale, Arizona; Desert Mountain in Carefree, Arizona; and many others.
